Welcome back to newsletters NOT about rent reform! But it's still summer, so we do need to talk briefly about renting.

I have seen more fake listings, phishing attempts, and inconsistent information on StreetEasy this month than ever before. Zillow (StreetEasy's owner) and NakedApts are even worse, littered with ads posted by agents who don't actually represent the apartments. Work with a professional, or at the very least check out my NEW and IMPROVED website for guidance!

In sales, sellers have finally gotten realistic, and well-priced product is moving quickly as buyers take advantage of super low interest rates. And I just saw my first headline speculating that we may be swinging back from a buyers' market to a sellers' market. Regardless of which side you're on, transition can mean opportunity.

What I Read

July was technically supposed to be "Owners' Month," but the new laws really pushed that out the window (is that the phrase?). To make up for it, you can read Compass's Q2 market reports for Brooklyn and Manhattan, so you don't have to take my word for it when I say the market is "unbelievable."

OK, hear me out, this isn't technically about the rent reform, because it's the piece that didn't pass. Good cause eviction was also called "universal rent control" by some, and I'm actually glad it wasn't part of the reform. Why? Read my surprising take here.

Sure, everyone loves sipping a spritz on a rooftop or patio, but the past week's weather has really taken the fun out of being outside. For those of us who tire of "hot swamp" vibes, this month's recommendations are all about COLD.
